As a result, our clients - landowners, societies, corporate entities, investors - need only interface with S Jadhwani Developers, rather than a myriad of consultants and experts.

Our Process

Under the S Jadhwani Developers Option, the entire process comprises of seven stages. At each stage, the client is involved in all decisions and updated about the progress. The process is, therefore, an evolution of the client's own plan, minus the logistical problems. S Jadhwani Developers documents this process in a Project Definition Document (Development Management Agreement, Self Redevelopment / Redevelopment Agreement etc.), outlining the role of each team member, the timeline for each phase and the reporting process during construction, to maintain transparency and clarity. The document will also outline the material purchase process along with the projected sales/leases.


Stage 1: Evaluation

A series of review meetings with the client helps define the precise goals and objectives. A very important stage, as it helps smoothen out the process from inception to completion. Evaluation is also about defining the project parameters. Effectively translating the client's dream into a viable blueprint, financially and technically, we infuse clarity into the entire plan, very early into the project.


Stage 2: Architectural Blueprint

The entire process of development revolves around the architectural blueprint. It is the tangible evolution of the preliminary evaluative stage.

  • Accurate plot assessment.
  • Core concept plan of development.
  • Cost estimates in relation to concept plan.
  • Preparation of architectural and structural working drawings consistent with the client's goals.
  • Prognosis of environmental and other consultants.

Stage 3: Structuring

We offer clients the services with distinct competency in structuring. This competent team will advise clients on the most viable vehicle for property development, considering such parameters as taxation and legal rights.


Stage 4: Applications and Permissions

This is indeed a most delicate stage. Frustrating, if you were to pursue it on your own. Yet, municipal approvals and government permissions are an absolute must for development to progress. But by knowing the what, why and how, we effectively save both time and money for our clients.

  • In-house architects and engineers, conversant with rules and regulations.
  • Milestone approval schedule, so all timelines are accurately met.
  • Predefined timelines for work to progress as per schedule.

Stage 5: Finance

Astute financial management, especially in daily cash flow planning, is the key to successful real estate development. Our solutions help clear financial bottlenecks such as sourcing and money management, while protecting our client's interests at all times.

  • Formulation of proposals for institutions and/or banks.
  • System based on complete transparency and accountability.

On the basis of our sales projections and costing estimates in the first two stages, we can estimate the return on investment for investors, be it an individual, a bank or a financial institution.


Stage 6: Construction

We take complete responsibility for every aspect of construction, be it research analysis, risk management, construction schedules or costs.

  • Pre-construction documents and drawings integrated into working drawings.
  • Working drawings and project cost budgets integrated into implementation plan.
  • Online hosting of all processes and progress schedules (Web cams may be installed onsite).
  • Project bids invited from contractors, streamlined and comparative analysis prepared for the selection.
  • Constructibility Reviews to identify any problems in ongoing work sequence.

We strongly believe that costs and quality are not two ends of a spectrum. The super objective is to complete the project at minimum cost, and yet with no compromise on quality. Alternative quotes and specifications are always sought and analysed for each component. We call it Value Engineering Analysis. It isn't about the cheaper alternative - but the optimal alternative, which proves cost-effective in the long-term.


Stage 7: Sales and Marketing

Our relationship with the client doesn't end with development of the project. We assist the client in the selling process as well, by managing the entire sales strategy. Publicity, market positioning, attracting potential customers, investors and of course, helping the clients arrive at the correct market rate. We are able to leverage our relationships with a wide network of brokerage houses and real estate agents, to pull in sales and/or lease.
